July 2021 North County and San Diego Real Estate Markets

The North County and San Diego real estate markets are still seeing record breaking price growth, multiple offers over asking price and homes selling in just days. Compared to May, home prices were higher and market times were shorter, but inventory did grow very slightly.

Even though we keep setting new records, there is some indication that this strong seller’s market will start to calm down as we move into fall. Nationally, price growth is slowing, and more homes are coming on the market.

North County and San Diego Real Estate Markets

The year-over, median price rose a whopping 34.5 percent in North County and 27.3 percent countywide. Homes sold for 105.4 percent above asking price in North County and 104.5 percent over asking price in San Diego County. Days on market dropped by almost 42 percent in San Diego County compared to last year and by 64.5 percent in North County. Inventory edged upward to 0.9 months in both markets. That’s still very low, but moving in the right direction for home buyers.

North County Real Estate Summary

  • The median price for all North County home sales increased 34.5 percent in June 2021 compared to June 2020.
  • Detached homes saw a median price increase of 37.2 percent in North County, moving from $699,900 in June 2020 to $960,000 in June 2021.
  • The number of sold units in North San Diego County increased 15.8 percent compared to the previous June. Pending sales dropped 1.1 percent in the same period.
  • Median days on market for North San Diego County properties was 11. This is a 64.5 percent decrease from the previous June.
  • Inventory supply in North San Diego County dropped from 2.5 months in June 2020 to 0.9 months.

San Diego County Real Estate Summary

  • The median price for all San Diego County home sales in June 2021 was $770,000. This is a 27.3 percent increase compared to June 2020.
  • Detached homes saw a median price increase of 29.3 percent in San Diego County, moving from $680,000 in June 2020 to $879,000 in June 2021.
  • Attached homes in San Diego County had an 22.2 percent median price increase compared to the previous year. They moved up to $553,500 in June 2021.
  • Inventory supply countywide in June 2021 decreased from 2.1 months a year earlier to 0.9 months.
