March 2019 North County and San Diego Real Estate Market Report

The March 2019 North County and San Diego Real Estate Market Report shows only modest appreciation compared to the previous year with properties taking longer to sell and fewer homes selling overall. This market adjustment will help bring the cost of purchasing a home more into alignment with buyers’ ability to pay.

The Fed is also helping with the cost of purchasing a home, and announced yesterday that they would hold interest rates steady for now and didn’t expect to increase them this year. This is good news for home buyers.

Real Estate Report

North County’s year-over median price increased 0.7 percent in February. Countywide the median price rose by 2.8 percent. The supply of homes for sale grew by over 35 percent in both markets, and pending and closed sales all saw year-over decreases.

North County Summary

  • The median price for all North County home sales increased 0.7 percent in February 2019 compared to February 2018.
  • Detached homes saw a median price decrease of 1.3 percent in North County, moving from $686,500 in February 2018 to $677,500 in February 2019.
  • The number of sold units in North San Diego County decreased 5.1 percent compared to the previous February. Pending sales decreased 1.8 percent in the same period.
  • Median days on market for North San Diego County properties was 43. This is a 43.3 percent increase compared to the previous February.
  • Inventory supply in North San Diego County grew from 1.8 months in February 2018 to 2.5 months.


Full County Summary

  • The median price for all San Diego County home sales in February 2019 was $560,000. This is a 2.8 percent increase compared to February 2018.
  • Detached homes saw a median price increase of 3.1 percent in San Diego County, moving from $610,999 in February 2018 to $630,000 in February 2019.
  • Attached homes in San Diego County had a 1.9 percent median price decrease compared to the previous year. They moved down to $415,000 in February 2019.
  • Inventory supply countywide in February 2019 increased from 1.7 months a year earlier to 2.3 months.
