Depending on which experts you choose to listen to, the San Diego County real estate market is either headed for substantial growth or a possible bubble in 2016. Realtor.com® lists San Diego at number three in "The Top 10 Real Estate Markets to Watch in 2016" while panelists in Zillow’s quarterly "Home Price Expectation Survey" are split in their views of whether the San Diego market is at risk of being in bubble conditions.
Real Estate Report
The month-over median sales price increased for both detached and attached homes in San Diego County, while North County saw a less than one percent drop for detached homes and a 7.2 percent increase for attached homes. On a year-over basis, November saw the median price for detached homes increase 6.1 percent in North County and 10.5 percent in San Diego County.
Inventory continues to stay very low, along with the average number of days it takes for a home to sell.

North County Summary
• The median price for all North County home sales, all property types, increased to $530,000 in November 2015, compared to $482,250 reported in November 2014.
• The median price for detached homes in North County was $589,000 in November 2015, up from $555,000 in November 2014.
• The number of sold units in North San Diego County for November 2015 decreased 4.4 percent compared to November 2014, but we also saw pending sales rise and inventory decrease.
• The median days on market for North San Diego County detached and attached homes decreased in November 2015 compared to November 2014.
• The supply of inventory for all properties in North San Diego County decreased by 31.3 percent to 2.2 months in November 2015, a drop of a full month compared to November 2014.
Full County Summary
• The median price for detached homes in San Diego County was $539,000 in November 2015, up 10.45 percent from November 2014.
• The median price for attached homes in San Diego County was $340,000 in November 2015, up 6.25 percent from November 2014.
• The number of sold units dropped in November compared to the previous year, but the average days on market also was lower than in November 2014.
