San Diego County Housing Market Report March 2015

HomeDex housing market reportThis month’s San Diego County housing market report isn’t showing the monthly increases we saw in January, but other sources disagree.

Although I post the HomeDex numbers monthly, I’m always looking at multiple sources and reports to stay on top of the constantly changing market. Even though all of these sources work with real estate statistics in San Diego County, they often don’t end up with the same results. So if you are worried about prices, you might feel a little better knowing that Infosparks shows no monthly change in prices as shown in the chart below, and the Greater San Diego Association of REALTORS® shows an increase in the median prices for both detached and attached homes countywide from January to February.

Despite the monthly median price decreases, HomeDex is still showing a year-over six percent increase in prices of detached homes countywide and about a one percent increase in North San Diego County. Attached homes fared even better with North County year-over prices moving up 10 percent, and San Diego County as a whole increasing 12.67 percent.

North County Summary

• The median price for all North County home sales attached and detached decreased to $482,700 in February 2015, compared to $510,000 in January 2015.

• Median price for detached homes in North County decreased 2.7 percent to $559,500 in February 2015 compared to $575,000 reported in January 2015.

• Year-over median SFD price in North San Diego County decreased 0.89 percent compared to $564,500 reported in February 2014.

• The number of sold units in North San Diego County for February 2015 was 632 units, an increase of 22.24 percent compared to January 2015.

• Median days on market for North San Diego County SFD homes sold decreased to 34 days in February, compared to 40 days in January 2015.

• The HomeDex affordability percentage for all homes in North San Diego County increased to 36 percent in February compared to 33 percent in January 2015.

Full County Summary

• The median price for a single-family detached (SFD) home in San Diego County decreased 0.99 percent to $500,000 in February 2015, compared to $505,000 in January 2015.

• Year-over median SFD home price in San Diego County increased 6.38 percent compared to $470,000 reported in February 2014.

• The number of sold SFD units throughout San Diego County in February 2015 was 1,407, an increase of 16.18 percent compared to January 2015.

• Median days on market for SFD homes in February for San Diego Metro was 20 days, 22 days for South County, and 24 days for East County.

• The HomeDex affordability percentage in February 2015 for a SFD home in San Diego Metro was 32 percent, South County was at 38 percent, and East County was at 43 percent.
