Housing Statistics Reports for San Diego County and North San Diego County October 2014

HomeDex logo housing statisticsAfter 26 straight months of year-over median price increases, North County single family detached homes finally saw a decrease of 0.88 percent in October. That was not the case countywide where prices of detached homes increased 4.20 percent.

The months of double digit appreciation that peaked in mid-2013, the normal market slowdown that comes as we approach the holidays, and fewer investors in the market are all factors in the slowdown.

North County Summary

• The median price for all North County home sales attached and detached decreased to $508,250 in October 2014 compared to $513,500 in September 2014.

• Median price for detached homes in North County decreased by 5.83 percent to $565,000 in October 2014 compared to $600,000 in September 2014.

• Year-over median SFD price in North San Diego County decreased 0.88 percent, compared to $570,000 in October 2013, countering 26 straight months of year-over median price increases.

• The number of sold units in North San Diego County for October 2014 was 836 units, an increase of 8.29 percent compared to September 2014.

• Median days on market for North San Diego County SFD homes sold increased to 34 days in October 2014 compared to 27 days in September 2014.

• The HomeDex affordability percentage for all homes in North San Diego County remained at 32 percent in October 2014.

Full County Summary

• The median price for a single-family detached (SFD) home in San Diego County was $496,000 in October 2014, a decrease of 3.69 percent compared to $515,000 in September 2014.

• Year-over median SFD home price increased 4.20 percent compared to $476,000 reported in October 2013.

• The number of sold SFD units throughout San Diego County in October 2014 was 1,795, an increase of 2.98 percent compared to September 2014.

• Median days on market for SFD homes in October for San Diego Metro was 22 days, 19 days for South County, and 23 days for East County.

• The HomeDex affordability percentage in October 2014 for a SFD home in San Diego Metro was 31 percent, South County was at 38 percent, and East County was at 43 percent.
