The North County and San Diego Real Estate Market Report for December 2018 brings more evidence of a shift from a sellers’ to a buyers’ market. Although unemployment is the lowest it’s been in more than 40 years and wages have grown, they still have not kept up with home prices. This coupled with rising interest rates has made affordability very difficult, especially in more expensive markets like ours.

What should we expect in 2019? Most experts predict that interest rates will continue to increase in 2019. They expect minimal price increases and a slowdown in home sales. Although buyers are nervous about this market, it’s a good time to lock in interest rates and find better deals on homes.

Come join us for our 61st Annual Vista Christmas Parade! This year’s theme is Candyland!

The Parade will start at 1:00 pm. The parade route starts at Civic Center parking lot, turns right on Eucalyptus, right on S. Santa Fe, right on Broadway, left on Citrus, left on Main Street and ends at the Wave Waterpark.

Parking

Parking can be found at Cinepolis, the Wave, side streets and parking lots. No parking will be available at the civic center, the library or along the downtown parade route.

This month’s North County and San Diego Real Estate Market Report shows a continued shift away from the strong sellers’ market we have been in for almost seven years. Sales have slowed down to their lowest point since 2007.

How's the Market?

While no one can predict the future with certainty, most experts expect to see modest growth in the U.S. housing market for the remainder of this year and next. Inventory while still tight, has started to creep upward. Mortgage rates will continue to climb, and affordability will remain a major issue in many parts of the country.

Dia de los Muertos

Come and celebrate el Día de los Muertos with art, ballet folklórico and more! This year we celebrate our 23rd annual Festival, and it is going to be better than ever. As always, attendees will be able to create altars to remember lost loved ones in a special area created by artist Eloy Tarcisio. For the children, we will have face painting, arts and crafts, and more. Food and handmade goods will be available for purchase.

This year we will also be starting out the festivities with a parade led by artist Luis Ituarte. The parade will begin at 5pm, circle Grape Day Park, and end at a special ofrenda created in the Center’s Museum.

The two following days will also be filled of events for you to celebrate. Friday, November 2, join us for Cultura Fest SD Noche de Muertos where you can watch Pixar’s Coco and enjoy vendors and live music. Saturday, November 3, join us for the finale of our Levitt AMP Escondido Music Series. It will feature Las Cafeteras and Dueto Dos Rosas.

The North County and San Diego Real Estate Market Report has been talking about market changes since spring. Now the numbers are finally coming in, and major sources are reporting a shift in the real estate market. This is what the California Association of Realtors® said, “Home sales in California have been lackluster in recent months and prices began to show signs of softening. We cannot deny that a market shift is underway anymore.”

Realtor.com® agrees and says the market is shifting from a seller’s to a buyer’s market with “California experiencing the nation’s biggest increase in the number of homes seeing list price reductions.”
