North County and San Diego Housing Markets September 2026

Prices in the San Diego housing market increased year over year despite weaker sales activity. Limited inventory may be helping support prices, but August’s drop in pending and closed sales and slightly weaker seller terms point to a softer market.

The Federal Reserve raised its benchmark interest rate by a quarter point today, its first increase in more than three years. Mortgage rates had already moved above 7 percent ahead of the widely expected decision. Are home prices rising in San Diego County?

Year over year, the countywide median price was up 7.1 percent, compared with a 3.4 percent increase in North County. Month over month, however, the picture was mixed, with the countywide median increasing slightly and the North County median declining slightly.

What is happening with housing inventory in San Diego County?

Inventory remains limited and changed very little from July. Countywide supply declined slightly in August, while North County was essentially unchanged. Year over year, inventory was lower both countywide and in North County.

Are homes taking longer to sell?

Compared with July, homes took slightly longer to sell. Year over year, however, market times were still a little shorter in both San Diego County and North County.

Are home sales increasing?

No. Pending and closed sales were lower than in July and lower than a year ago, both countywide and in North County.

Is San Diego County still a seller’s market?

Altos Research classified both single-family homes and condos as having a slight seller’s advantage in August. Altos Research’s index for single-family homes has dropped two points since June, showing that the market has moved a little closer to balanced. Conditions still vary by neighborhood, price range and property type.

Here’s how the North County market performed compared to last year.
