North San Diego County housing market statistics for September 2026 showing year-over-year changes in prices, sales, market time and inventory.

North County and San Diego Housing Markets October 2026

We continue to see modest year-over price increases in the North County and San Diego housing markets. Although closed and pending sales are lower than a year ago, the changes from August to September were considerably smaller. Inventory remains tight, and the market still favors sellers.

Mortgage rates climbed during September, reaching 7.6 percent on September 30, according to Mortgage News Daily, and an early-October Bankrate survey suggests little immediate relief. If rates remain high, more buyers may postpone their purchases, further slowing sales.

Below are answers to some of the most common questions about current market conditions.

San Diego Housing Market FAQs

Why are San Diego home prices holding steady when sales are declining?

Although fewer homes are selling, the supply of available homes remains limited. San Diego County inventory was down 4.8% year over year in September, and North County had just 2.8 months of supply. With relatively few homes available, prices have remained stable despite slower sales.

Is San Diego County still a seller’s market?

Yes, although the advantage is greater for single-family homes. Altos Research’s October 13 Market Action Index was 41 for houses and 34 for condos, indicating that limited inventory continues to favor sellers, but less so in the condo market.

How could higher mortgage rates affect the housing market?

Higher mortgage rates reduce buyers’ purchasing power, limiting how much they can afford to pay for a home. Weaker demand could put downward pressure on prices, although tight inventory continues to help support home values.
