North County and San Diego real estate markets continued last month’s trend of price increases paired with dwindling inventory and sales. This reflects a nationwide trend with credit for the recent upturn going to today’s lower interest rates and the slower price growth earlier this year.
But in spite of these year-end price improvements, experts still predict a slowing market in 2020. The 2020 Forecast from REALTOR.COM® estimates home prices in the greater San Diego market (including North County) will increase by only 0.2 percent in 2020, and home sales will drop by 3.2 percent.
North County and San Diego Real Estate Markets
North County’s year-over median price grew by 7.6 percent in November. The county overall saw an 8.5 percent rise. Inventory in both markets dropped, while pending sales increased. Compared to the previous year, homes were more affordable.

North County Summary
- The median price for all North County home sales increased 7.6 percent in November 2019 compared to November 2018.
- Detached homes saw a median price increase of 4.3 percent in North County, moving from $695,000 in November 2018 to $725,000 in November 2019.
- The number of sold units in North San Diego County decreased 6.5 percent compared to the previous November. Pending sales increased 24.9 percent in the same period.
- Median days on market for North San Diego County properties was 35. This is a 12.5 percent decrease from the previous November.
- Inventory supply in North San Diego County dropped from 2.9 months in November 2018 to 2.0 months.

- The median price for all San Diego County home sales in November 2019 was $602,000. This is an 8.5 percent increase compared to November 2018.
- Detached homes saw a median price increase of 4.9 percent in San Diego County, moving from $634,000 in November 2018 to $665,000 in November 2019.
- Attached homes in San Diego County had an 8.8 percent median price increase compared to the previous year. They moved up to $431,350 in November 2019.
- Inventory supply countywide in November 2019 decreased from 2.8 months a year earlier to 1.8 months.
