This month’s North County and San Diego Real Estate Market Report shows a continued shift away from the strong sellers’ market we have been in for almost seven years. Sales have slowed down to their lowest point since 2007.

The median, year-over sales price in North County increased 6.9 percent and San Diego County as a whole saw a 4.7 percent rise, but both pending and closed sales have continued to drop, market times are increasing and the supply of inventory is growing.

North County Summary
• The median price for all North County home sales increased 6.9 percent in October 2018 compared to October 2017.
• Detached homes saw a median price increase of 5.1 percent in North County, moving from $680,000 in October 2017 to $715,000 in October 2018.
• The number of sold units in North San Diego County decreased 15.5 percent compared to the previous October. Pending sales decreased 2.0 percent in the same period.
• Median days on market for North San Diego County properties was 36. This is a 9.1 percent increase compared to the previous October.
• Inventory supply in North San Diego County grew from 2.0 months in October 2017 to 2.8 months.
Full County Summary
• The median price for all San Diego County home sales in October 2018 was $560,000. This is a 4.7 percent increase compared to October 2017.
• Detached homes saw a median price increase of 6.3 percent in San Diego County, moving from $607,000 in October 2017 to $645,000 in October 2018.
• Attached homes in San Diego County had a 4.5 percent median price increase compared to the previous year. They moved up to $418,000 in October 2018.
• Inventory supply countywide in October 2018 increased from 1.9 months a year earlier to 2.7 months.
