San Diego County Housing Market Report January 2015

HomeDex housing market reportThis month’s San Diego County housing market report looks positive. The December numbers show healthy appreciation. These aren’t the twenty to twenty-five percent annual appreciation numbers we saw for many months straight, but a continuation of the sustainable growth we saw throughout most of 2014.

North County Summary

• The median price for all North County home sales attached and detached increased to $510,000 in December 2014 compared to $485,000 in November 2014.

• Median price for detached homes in North County increased 1.77 percent to $575,000 in December 2014 compared to $565,000 in November 2014.

• Year-over median SFD price in North San Diego County increased 6.48 percent, compared to $540,000 in December 2013. Year-over median SFD prices have increased each month since summer 2012.

• The number of sold units in North San Diego County for December 2014 was 773 units, an increase of 27.14 percent compared to November 2014.

• Median days on market for North San Diego County SFD homes sold decreased to 30 days in December 2014 compared to 32 days in November 2014.

• The HomeDex affordability percentage for all homes in North San Diego County remained at 33 percent in December 2014.

Full County Summary

• The median price for a single-family detached (SFD) home in San Diego County was $500,000 in December 2014, an increase of 1.94 percent compared to $490,500 in November 2014.

• Year-over median SFD home price increased 3.73 percent compared to $482,000 reported in December 2013.

• The number of sold SFD units throughout San Diego County in December 2014 was 1,704, an increase of 23.57 percent compared to November 2014.

• Median days on market for SFD homes in December for San Diego Metro was 26 days, 26 days for South County, and 27 days for East County.

• The HomeDex affordability percentage in December 2014 for a SFD home in San Diego Metro was 30 percent, South County was at 43 percent, and East County was at 44 percent.
