Housing Statistics Reports for San Diego County and North San Diego County September 2014

HomeDex logo housing statisticsMedian prices of single family detached homes in San Diego County overall and in North County specifically showed an increase of slightly over five percent compared to the previous year. This puts appreciation very close to historical averages. Investors and foreclosures no longer have a strong influence in our market. It is being driven by more traditional factors such as wages and interest rates.

Inventory is still on the tight side with under four months’ supply, but higher than it was at this time last year as can be seen in the chart below.

North County Summary

• The median price for all North County home sales attached and detached decreased to $513,500 in September 2014 compared to $518,500 in August 2014.

• Median price for detached homes in North County increased slightly by 0.84 percent to $600,000 in September 2014 compared to $595,000 in August 2014.

• Year-over median SFD price in North San Diego County increased 5.26 percent, compared to $570,000 in September 2013, continuing 26 straight months of year-over median price increases.

• The number of sold units in North San Diego County for September 2014 was 772 units, a decrease of 6.65 percent compared to August 2014.

• Median days on market for North San Diego County SFD homes sold increased to 27 days in September 2014 compared to 25 days in August 2014.

• The HomeDex affordability percentage for all homes in North San Diego County increased to 32 percent in September 2014.

Full County Summary

• The median price for a single-family detached (SFD) home in San Diego County was $515,000 in September 2014, an increase of 0.98 percent compared to $510,000 in August 2014.

• Year-over median SFD home price increased 5.10 percent compared to $490,000 reported in September 2013.

• The number of sold SFD units throughout San Diego County in September 2014 was 1,743, a decrease of 3.27 percent compared to August 2014.

• Median days on market in September for SFD homes for San Diego Metro was 21 days, 18 days for South County, and 25 days for East County.

• The HomeDex affordability percentage in September 2014 for a SFD home in San Diego Metro was 30 percent, South County was at 39 percent, and East County was at 42 percent.
