San Diego County Real Estate Report and Interest Rates January 2016

San Diego County Real Estate ReportDecember is usually a quiet month for real estate. In spite of this, North San Diego County and San Diego County as a whole saw a fairly active month with the total sales volume for the county increasing significantly compared to November.

2015 showed healthy numbers also. Year-over, North County saw a 4 percent increase in the median price for all property types, while countywide, that number was almost 9 percent for detached homes and over 10 percent for attached homes.

The Fed’s quarter-percentage point interest rate increase didn’t have a major impact on the San Diego County market, but experts expect continued, gradual rate increases over the next year. So if you are thinking of buying, now may be the time.

Real Estate’s Still Hot in California

It’s been hot, hot, hot in California! And it’s not just the weather. Our real estate markets have been hot too. California had over half of the twenty hottest U.S. markets according to the National Association of Realtors®.

San Diego is right in there, placing seventh on the list. If you look at October’s list, you’ll see we’ve moved up to sixth place.

HomeDex San Diego County Real Estate ReportThis month’s San Diego County real estate report shows September home prices dropping slightly in both San Diego County as a whole and in North San Diego County according to the North San Diego County Association of REALTORS® and the Greater San Diego Association of REALTORS®.

Although this recent dip in prices slightly improves affordability in San Diego County, it follows strong price increases over the spring and summer months. Experts expect these increases to continue even with the interest rate hikes anticipated later this year. UCLA Anderson Forecast’s third quarter report predicts employment and income growth in California paired with a shortage of new construction through 2017. This, combined with our ongoing lack of resale inventory, will maintain pressure on housing prices in San Diego County.

San Diego County Housing Market Report September 2015

HomeDex housing market reportAfter an exceptionally hot summer of home sales, the San Diego County housing market report for August cooled a little. North County prices for all property types dropped 1.4 percent compared to July, but still saw a sustainable 3.8 percent rise over the previous year.

But even with August’s cooling, the North San Diego County market remains pretty hot. In addition to the continued year-over price increases, there were increases in both closed and pending sales compared to the previous year. We also saw both a month-over and year-over decrease in the supply of available homes.

San Diego County Housing Market Report July 2015

HomeDex housing market reportLow interest rates and a lack of inventory are helping to promote continued appreciation as shown in July’s San Diego County housing market report. The number of detached homes that sold in June also increased, while the median number of days those homes were on the market did not change significantly.

Those record low interest rates have started moving upward, and are probably going to be increasing more in the near future. While most economists don’t expect the Federal Reserve’s Open Market Committee to make changes to the Federal Funds Rate when they meet later this month, they do predict the Fed will start raising rates as soon as September. This will make housing less affordable for home buyers in San Diego County. If you’ve been thinking of buying, you might want to move quickly to lock in today’s low rates.

Real Estate Is on Track for Best Year Since 2006

real estate is on trackIn their midyear report, Realtor.com said residential real estate is on track for the best year since 2006. They attribute job growth and high rents for the rising demand. The threat of higher interest rates is also pushing up sales. Read the full article here.

We’re Hot, Hot, Hot

Realtor.com announced California as having almost half of the 20 hottest housing markets in the country in June, with San Diego coming in 12th on its list. They ranked medium to large sized cities by views relative to the number of listings and by the median days homes spent on the market.

HomeDex housing market reportJune’s San Diego County housing market report indicates continued price increases countywide at a sustainable rate. North County’s month-over prices showed no increase when detached and attached numbers were combined, but when looked at separately, each category did show month to month median price increases. The annual price increase for detached homes in North County was almost 9 percent.

We saw an increase in the number of homes going under contract in May along with a decrease in new listings coming on the market. This will not help alleviate the already tight supply our market is experiencing.

San Diego County Housing Market Report May 2015

HomeDex housing market reportApril’s San Diego County housing market report shows continued strength. After March’s quick uptick, both North County and San Diego County pricing remained fairly level on a month-over basis, but homes sold even more quickly in April than they did in March.

Detached homes appreciated between five to six percent compared to the previous year. Attached home prices grew between one and two percent depending on location.

The number of active listings increased in April, but the number of sold units grew by double that amount, keeping inventory supply under three months.
