
Median home prices continued to creep up in both the North County and San Diego housing markets. And while homes stayed on the market quite a bit longer than they did a year ago, market times shortened compared to January.
The Fed met this week and although they said they expected to lower their rates later this year, they chose to not lower their short-term rate at this meeting due to anticipation that tariffs could put upward pressure on prices. Despite this, mortgage rates have dropped slightly.
North County and San Diego Housing Markets
New listings saw a year-over increase of over 7 percent. Closed sales saw an 11 percent year-over drop, and the price homes sold for compared to their original asking prices decreased. But pending sales did not drop, and inventory is still low at 2.2 months.

North County Housing Summary
- The median price for all North County home sales increased 1.2 percent in February 2025 compared to February 2024.
- Detached homes saw a median price increase of 2.3 percent in North County, moving from $1,117,000 in February 2024 to $1,142,750 in February 2025.
- The number of sold units in North San Diego County decreased 11.6 percent compared to the previous February. Pending sales grew 2.4 percent in the same period.
- Median days on market for North San Diego County properties was 35. This is a 34.6 percent increase from the previous February.
- Inventory supply in North San Diego County increased from 2.0 months in February 2024 to 2.2 months.
San Diego County Housing Summary
- The median price for all San Diego County home sales in February 2025 was $899,000. This is a 2.7 percent increase from February 2024.
- Detached homes saw a median price increase of 5.8 percent in San Diego County, moving from $1,015,000 in February 2024 to $1,074,589 in February 2025.
- Attached homes in San Diego County had a 3.1 percent median price increase compared to the previous year. They moved up to $675,000 in February 2025.
- Inventory supply countywide in February 2025 increased from 1.7 months a year earlier to 2.2 months.
