
January sales ticked up in both the North County and San Diego housing markets, but the number of new listings was almost double the number of pending sales. While housing inventory here remains very low at just two months, this may be an indicator that it’s increasing. This aligns with national trends, where housing inventory is now up to five months.
Mortgage rates are causing buyer hesitation along with increased economic uncertainty. Consumers hoped that the Fed’s December rate decrease would help lower borrowing costs, but rather than decreasing, mortgage rates ticked up. Although home buyers are moving cautiously, some economic experts think they’ll reengage in the market if mortgage rates drop.
North County and San Diego Housing Markets
Both San Diego County overall and North County saw year-over price gains with a 5.4 percent increase countywide and a 12.8 percent jump in North County. But homes are staying on the market longer. They’re now taking more than 40 days to sell, and sales prices compared to asking prices have dropped by approximately one percent year-over.

North County Housing Summary
- The median price for all North County home sales increased 12.8 percent in January 2025 compared to January 2024.
- Detached homes saw a median price increase of 4.5 percent in North County, moving from $1,100,000 in January 2024 to $1,150,000 in January 2025.
- The number of sold units in North San Diego County increased 4.1 percent compared to the previous January. Pending sales dropped 12.8 percent in the same period.
- Median days on market for North San Diego County properties was 43. This is a 38.7 percent increase from the previous January.
- Inventory supply in North San Diego County increased from 1.9 months in January 2024 to 2.0 months.
San Diego County Housing Summary
- The median price for all San Diego County home sales in January 2025 was $885,000. This is a 5.4 percent increase from January 2024.
- Detached homes saw a median price increase of 7.3 percent in San Diego County, moving from $977,500 in January 2024 to $1,048,600 in January 2025.
- Attached homes in San Diego County had a 2.3 percent median price increase compared to the previous year. They moved up to $665,000 in January 2025.
- Inventory supply countywide in January 2025 increased from 1.7 months a year earlier to 2.1 months.
