
This month’s North County and San Diego housing markets report wraps up 2024. To get an idea of what 2025 might look like, be sure to check out my 2025 Market Predictions post. But remember, the market is always changing and is influenced by mortgage rates, the economy, government policies, and even natural disasters like the current LA wildfires.
Year-over closed sales and home prices both saw increases, although the number of days homes stayed on the market also went up. Additionally, the percentage of original asking price received by home sellers dropped compared to last December.
These trends suggest a slowing market. However, even though homes in San Diego County are taking longer to sell, supply remains very tight and year-over home prices are still rising. As a result, our market continues to be one of the most expensive places to live in the US.
North County and San Diego Housing Markets
Home supply dropped to a very low 1.7 months in December. Homes across San Diego County stayed on the market for an average of 41 days, while those in North County sold in just 36 days. Properties sold for approximately 97 percent of their original asking prices, with the year-over median sales price rising 5.4 percent countywide and 6.7 percent in North County.

North County Housing Summary
- The median price for all North County home sales increased 6.7 percent in December 2024 compared to December 2023.
- Detached homes saw a median price increase of 14.9 percent in North County, moving from $994,000 in December 2023 to $1,142,500 in December 2024.
- The number of sold units in North San Diego County increased 20.6 percent compared to the previous December. Pending sales grew 3.8 percent in the same period.
- Median days on market for North San Diego County properties was 36. This is a 24.1 percent increase from the previous December.
- Inventory supply in North San Diego County decreased from 1.8 months in December 2023 to 1.7 months.
San Diego County Housing Summary
- The median price for all San Diego County home sales in December 2024 was $880,000. This is a 5.4 percent increase from December 2023.
- Detached homes saw a median price increase of 6.9 percent in San Diego County, moving from $945,000 in December 2023 to $1,010,000 in December 2024.
- Attached homes in San Diego County had a 1.5 percent median price increase compared to the previous year. They moved up to $660,000 in December 2024.
- Inventory supply countywide in December 2024 increased from 1.5 months a year earlier to 1.7 months.
