Home prices in the North County and San Diego housing markets are still increasing, but are now climbing at a healthier annual rate of 3-4 percent. San Diego County continues to be a seller’s market, but higher end markets and those farther from jobs are not as strong for sellers.
Prices are not expected to drop in 2025. So, if you are trying to time the market, the best time to buy was a long time ago, but the next best time to buy is today. Mortgage rates are expected to stay in the 6-7 percent range in 2025, but if they do drop, you can refinance in the future to take advantage of those lower rates.
And this is usually the best time to buy a home. The market is less competitive for buyers this time of year. Homes stay on the market longer and sell for less compared to their asking prices. Spring through summer, when everyone wants to buy, is actually the best time to sell and the most competitive market for home buyers.
North County and San Diego Housing Markets
The year-over, median sales price was up 4.3 percent in North County and 3.1 percent in San Diego County as a whole. Supply is still low at slightly over two months. Homes sold for between 97 and 98 percent of their original asking prices and stayed on the market for just over one month.

North County Housing Summary
- The median price for all North County home sales increased 4.3 percent in November 2024 compared to November 2023.
- Detached homes saw a median price increase of 1.0 percent in North County, moving from $1,084,500 in November 2023 to $1,095,000 in November 2024.
- The number of sold units in North San Diego County increased 8.5 percent compared to the previous November. Pending sales grew 10.1 percent in the same period.
- Median days on market for North San Diego County properties was 33. This is a 37.5 percent increase from the previous November.
- Inventory supply in North San Diego County increased from 2.2 months in November 2023 to 2.3 months.
San Diego County Housing Summary
- The median price for all San Diego County home sales in November 2024 was $890,000. This is a 3.1 percent increase from November 2023.
- Detached homes saw a median price increase of 4.4 percent in San Diego County, moving from $984,000 in November 2023 to $1,027,750 in November 2024.
- Attached homes in San Diego County had a 1.4 percent median price increase compared to the previous year. They moved up to $674,475 in November 2024.
- Inventory supply countywide in November 2024 increased from 1.8 months a year earlier to 2.2 months.
