San Diego Real Estate North County Market December 2020

Although year-over activity slowed down in December in the San Diego real estate market as a whole, North County stayed busy through the holidays. The recent trend of stay-at-home workers moving to the suburbs may be the cause.

Even though there was some holiday slowdown, all San Diego markets saw strong price increases, shrinking inventory and shorter market times in December. CoreLogic expects this trend to continue and affordability to drop due to the large number of new households being created by Gen Xers and Millennials. And realtor.com ranks the San Diego County market at number 18 of its “100 Top Housing Markets of 2021.”

Year-over prices were up 14.7 percent countywide and 17.4 percent in North County. Inventory dropped significantly, and market times were over 40 percent shorter. San Diego County saw fewer pending and closed sales in December, while North County showed increases in both compared to the previous year.

North County Summary

  • The median price for all North County home sales increased 17.4 percent in December 2020 compared to December 2019.
  • Detached homes saw a median price increase of 15.4 percent in North County, moving from $693,500 in December 2019 to $800,000 in December 2020.
  • The number of sold units in North San Diego County increased 13.0 percent compared to the previous December. Pending sales increased 20.8 percent in the same period.
  • Median days on market for North San Diego County properties was 22. This is a 47.6 percent decrease from the previous December.
  • Inventory supply in North San Diego County dropped from 2.4 months in December 2019 to 0.8 months.


Full County Summary

  • The median price for all San Diego County home sales in December 2020 was $665,000. This is a 14.7 percent increase compared to December 2019.
  • Detached homes saw a median price increase of 15.3 percent in San Diego County, moving from $655,000 in December 2019 to $755,000 in December 2020.
  • Attached homes in San Diego County had a 14.1 percent median price increase compared to the previous year. They moved up to $496,500 in December 2020.
  • Inventory supply countywide in December 2020 decreased from 1.7 months a year earlier to 1.0 months.
