North County and San Diego real estate markets saw solid price growth along with strong sales and tight inventory in January. Due to the market upturn in the last half of 2019, experts think that as long as interest rates and inventory stay low we’ll see a one to four percent growth in home prices this year. San Diego markets have fared well with prices here rising more than in other West Coast markets that usually show higher gains.
North County and San Diego Real Estate Markets
North County’s year-over median price increased 6.6 percent in January compared to the previous year. Countywide, the median price increased 7.9 percent. Pending and closed sales rose in both markets while new listings dropped by close to 20 percent.
If you’re looking to sell your home, this is a great time to take advantage of the low inventory and strong market. If you are planning on buying, lower interest rates are making it more affordable, but finding the right home will require patience and diligence.

North County Summary
- The median price for all North County home sales increased 6.6 percent in January 2020 compared to January 2019.
- Detached homes saw a median price increase of 11.9 percent in North County, moving from $663,500 in January 2019 to $742,750 in January 2020.
- The number of sold units in North San Diego County increased 7.8 percent compared to the previous January. Pending sales increased 13.3 percent in the same period.
- Median days on market for North San Diego County properties was 44. This is a 6.4 percent decrease from the previous January.
- Inventory supply in North San Diego County dropped from 2.5 months in January 2019 to 1.6 months.
Full County Summary
- The median price for all San Diego County home sales in January 2020 was $599,000. This is an 7.9 percent increase compared to January 2019.
- Detached homes saw a median price increase of 9.2 percent in San Diego County, moving from $613,500 in January 2019 to $670,000 in January 2020.
- Attached homes in San Diego County had an 6.8 percent median price increase compared to the previous year. They moved up to $440,000 in January 2020.
- Inventory supply countywide in January 2020 decreased from 2.4 months a year earlier to 1.4 months.
