The April 2019 North County and San Diego Real Estate Market Report has good news for both home buyers and sellers. If you are thinking of buying, there’s good news all around. Home appreciation has slowed down considerably, interest rates are holding steady, and homes were as affordable in March as they were a year earlier. According to RealEstate.com, it’s even improving for first-time buyers.
If you are thinking of selling, it’s still a great time. Although inventory is slowing growing, it’s still very low. And this is a great time of year to sell a home. Realtor.com® claims that the beginning of April is the best time to put your home on the market. Their research shows that homes sell for more now than they do at the beginning of the year, and there are fewer homes for sale, thus less competition, than there will be in coming months.
Real Estate Report
North County’s year-over median price increased 0.6 percent in March. Countywide the median price rose by 2.3 percent. The supply of homes for sale grew in both markets. Compared to the previous year, more homes went under contract countywide, but fewer homes closed in North County and San Diego.

North County Summary
- The median price for all North County home sales increased 0.6 percent in March 2019 compared to March 2018.
- Detached homes saw a median price decrease of 2.1 percent in North County, moving from $700,000 in March 2018 to $685,000 in March 2019.
- The number of sold units in North San Diego County decreased 14.7 percent compared to the previous March. Pending sales decreased 0.9 percent in the same period.
- Median days on market for North San Diego County properties was 37. This is a 27.6 percent increase compared to the previous March.
- Inventory supply in North San Diego County grew from 2.1 months in March 2018 to 2.6 months.

- The median price for all San Diego County home sales in March 2019 was $567,500. This is a 2.3 percent increase compared to March 2018.
- Detached homes saw a median price decrease of 0.8 percent in San Diego County, moving from $635,000 in March 2018 to $630,000 in March 2019.
- Attached homes in San Diego County had a 2.7 percent median price increase compared to the previous year. They moved up to $420,000 in March 2019.
- Inventory supply countywide in March 2019 increased from 1.9 months a year earlier to 2.2 months.
