June’s San Diego County housing market report indicates continued price increases countywide at a sustainable rate. North County’s month-over prices showed no increase when detached and attached numbers were combined, but when looked at separately, each category did show month to month median price increases. The annual price increase for detached homes in North County was almost 9 percent.
We saw an increase in the number of homes going under contract in May along with a decrease in new listings coming on the market. This will not help alleviate the already tight supply our market is experiencing.

North County Summary
• The median price for all North County home sales attached and detached remained at $525,000 in May 2015.
• Median price for detached homes in North County increased two percent to $612,000 in May 2015 compared to $600,000 reported in April 2015.
• Year-over median SFD price in North San Diego County increased 8.8 percent compared to $562,500 reported in May 2014.
• The number of sold units in North San Diego County for May 2015 was 1,013 units, an increase of 1.71 percent compared to April 2015.
• Median days on market for North San Diego County SFD homes sold fell to 15 days in May, compared to 19 days in April 2015.
• The HomeDex affordability percentage for all homes in North San Diego County remained at 33 percent in May.

Full County Summary
• The median price for a single-family detached (SFD) home in San Diego County increased 1.92 percent to $530,000 in May 2015, compared to $520,000 reported in April 2015.
• Year-over median SFD home price in San Diego County increased six percent compared to $500,000 reported in May 2014.
• The number of sold SFD units throughout San Diego County in May 2015 was 2,091, a decrease of 5.34 percent compared to April 2015.
• Median days on market for SFD homes in May for San Diego Metro was 13 days, 17 days for South County, and 18 days for East County.
• The HomeDex affordability percentage in May 2015 for a SFD home in San Diego Metro was 28 percent, South County was at 42 percent, and East County was at 43 percent.
