San Diego County Housing Market Report February 2015

HomeDex housing market reportOverall, the market’s not off to a bad start for 2015. This month’s San Diego County housing market report shows reasonable price increases for the county as a whole, with less of an upturn in North County.

The number of sold properties dropped compared to December, but this is typical for January and reflects fewer homes going under contract during the holidays.

As you can see in the chart below, inventory is still limited. The number of available homes for sale in January was the lowest it has been since 2004.

North County Summary

• The median price for all North County home sales attached and detached remained at $510,000 in January 2015.

• Median price for detached homes in North County remained constant at $575,000 in January 2015 compared to December 2014.

• Year-over median SFD price in North San Diego County increased 0.97 percent, compared to $569,500 in January 2014, continuing a trend since summer 2012 of year-over median price increases.

• The number of sold units in North San Diego County for January 2015 was 517 units, a drop of 33.12 percent compared to December 2014.

• Median days on market for North San Diego County SFD homes sold increased to 40 days in January 2015, compared to 30 days in December 2014.

• The HomeDex affordability percentage for all homes in North San Diego County remained at 33 percent in January 2015.

Full County Summary

• The median price for a single-family detached (SFD) home in San Diego County was $505,000 in January 2015, an increase of one percent compared to $500,000 in December 2014.

• Year-over median SFD home price increased 6.32 percent compared to $475,000 reported in January 2014.

• The number of sold SFD units throughout San Diego County in January 2015 was 1,211, a drop of 28.93 percent compared to December 2014.

• Median days on market for SFD homes in January for San Diego Metro was 32 days, 37 days for South County, and 37 days for East County.

• The HomeDex affordability percentage in January 2015 for a SFD home in San Diego Metro was 30 percent, South County was at 41 percent, and East County was at 43 percent.
