For the first time since June, North County and San Diego real estate markets both showed year-over increases. Along with higher prices, we saw more homes go under contract and fewer new listings come on the market.
Lower interest rates have helped bolster prices, , but experts are still predicting a slowing market. They cite high home prices compared to wages, low inventory and the difficulty in getting a mortgage as factors.
North County and San Diego Real Estate Markets
North County’s year-over median price increased 1.9 percent, while countywide it jumped 5.4 percent. Inventory in both markets continued to decrease. Pending sales rose, but closed sales dropped slightly. Affordability is higher in both markets than it was at this time last year. That’s a plus for both home buyers and sellers.

North County Summary
- The median price for all North County home sales increased 1.9 percent in October 2019 compared to October 2018.
- Detached homes saw a median price increase of 4.1 percent in North County, moving from $705,000 in October 2018 to $733,889 in October 2019.
- The number of sold units in North San Diego County decreased 1.3 percent compared to the previous October. Pending sales increased 7.3 percent in the same period.
- Median days on market for North San Diego County properties was 37. This is the same as in the previous October.
- Inventory supply in North San Diego County dropped from 3.0 months in October 2018 to 2.3 months.
Full County Summary
- The median price for all San Diego County home sales in October 2019 was $590,000. This is a 5.4 percent increase compared to October 2018.
- Detached homes saw a median price increase of 3.3 percent in San Diego County, moving from $643,900 in October 2018 to $665,000 in October 2019.
- Attached homes in San Diego County had a 2.6 percent median price increase compared to the previous year. They moved up to $429,000 in October 2019.
- Inventory supply countywide in October 2019 decreased from 2.9 months a year earlier to 2.1 months.
