November 2017 San Diego Housing Market Report

The November 2017 San Diego Housing Market Report shows a slight slowdown. That being said, San Diego still ranked fourth on the hottest U.S. markets list from realtor.com® for October.

Real Estate Report

Year-over price increases slowed down to a more sustainable 5.1 percent in North County and 4.9 percent in San Diego County as a whole. Inventory, which tends to drop during the holidays, was already at a very low 1.8 months in October in both North County and San Diego County.

North County Summary

• The median price for all North County home sales increased 5.1 percent in October 2017 compared to October 2016.

• Detached homes saw a median price increase of 4.6 percent in North County, moving from $650,000 in October 2016 to $680,000 in October 2017.

• The number of sold units in North San Diego County decreased 11.8 percent compared to the previous October. Pending sales increased 0.4 percent in the same period.

• Median days on market for North San Diego County properties was 33. This is a 8.3 percent decrease compared to the previous October.

• Inventory supply in North San Diego County dropped to 1.8 months from 2.4 months in October 2016.


Full County Summary

• The median price for all San Diego County home sales in October 2017 was $540,000. This is a 4.9 percent increase compared to October 2016.

• Detached homes saw a median price increase of 5.8 percent in San Diego County, moving from $578,000 in October 2016 to $611,250 in October 2017.

• Attached homes in San Diego County had a 6.8 percent median price increase compared to the previous year. They moved up to $407,000 in October 2017.

• Inventory supply countywide dropped to 1.8 months in October 2017 compared to 2.2 months a year earlier.
