The October 2017 San Diego Housing Market Report is showing strong year-over price increases, and a continued drop in the number of new listings and sales compared to 2016. Despite our lack of inventory, the San Diego County market moved up to number five on the hottest U.S. markets list from realtor.com® for September.
Real Estate Report
Both North County and San Diego County as a whole saw a decrease in new listings, pending sales and closed sales in September compared to the previous year. Demand is still strong and this shortage of inventory is keeping pressure on the market. Because of this, we saw a countywide 10.0 percent increase in the median price of a home compared to the previous September. In North County, that number climbed 8.9 percent.

North County Summary
• The median price for all North County home sales increased 8.9 percent in September 2017 compared to September 2016.
• Detached homes saw a median price increase of 7.0 percent in North County, moving from $634,450 in September 2016 to $679,000 in September 2017.
• The number of sold units in North San Diego County decreased 12.6 percent compared to the previous September. Pending sales dropped 7.7 percent in the same period.
• Median days on market for North San Diego County properties was 30. This is a 11.8 percent decrease compared to the previous September.
• Inventory supply in North San Diego County dropped to 1.9 months from 2.6 months in September 2016.
Full County Summary
• The median price for all San Diego County home sales in September 2017 was $550,000. This is a 10.0 percent increase compared to September 2016.
• Detached homes saw a median price increase of 8.0 percent in San Diego County, moving from $565,000 in September 2016 to $610,250 in September 2017.
• Attached homes in San Diego County had a 11.9 percent median price increase compared to the previous year. They moved up to $414,000 in September 2017.
• Inventory supply countywide dropped to 1.8 months in September 2017 compared to 2.4 months a year earlier.
