March brought more listing and sales activity compared to February, but the continued low inventory and rising prices are keeping the total number of sales low for what is normally a busy time of year.

San Diego County saw a year-over median price increase of 6 percent with prices reaching $485,000. In North County the median price was $537,000 with a year-over increase of 4.1 percent

North County Summary

• The median price for all North County home sales, all property types, increased to $537,000 in March 2016, compared to $516,000 reported in March 2015.

• The median price for detached homes in North County was $650,000 in February 2016, up 6.6 percent from $610,000 in March 2015.

• The number of sold units in North San Diego County for March 2016 decreased 5.9 percent compared to the previous year, but pending sales rose 6.4 percent in the same period.

• The median days on market for North San Diego County properties decreased 20 percent compared to the previous March, and was 16 percent lower than in February.

• The supply of inventory for all properties in North San Diego County remained low with 2.2 months’ supply.


Full County Summary

• The median price for all San Diego County home sales increased to $485,000 in March 2016, compared to $457,750 in March 2015.

• The median price for detached homes in San Diego County was $551,000 in March 2016, up 7 percent from March 2015.

• The median price for attached homes in San Diego County was $360,00 in March 2016, a 4 percent increase over March 2015.

• The supply of inventory countywide dropped to two months’ supply in March 2016 compared to 2.7 months’ a year earlier.
