San Diego County Real Estate Report and Interest Rates January 2016

San Diego County Real Estate ReportDecember is usually a quiet month for real estate. In spite of this, North San Diego County and San Diego County as a whole saw a fairly active month with the total sales volume for the county increasing significantly compared to November.

2015 showed healthy numbers also. Year-over, North County saw a 4 percent increase in the median price for all property types, while countywide, that number was almost 9 percent for detached homes and over 10 percent for attached homes.

The Fed’s quarter-percentage point interest rate increase didn’t have a major impact on the San Diego County market, but experts expect continued, gradual rate increases over the next year. So if you are thinking of buying, now may be the time.

North County Summary

• The median price for all North County home sales, all property types, increased to $525,000 in December 2015, compared to $503,000 reported in December 2014.

• The median price for detached homes in North County was $615,000 in December 2015, up 7 percent from $575,000 in December 2014.

• The number of sold units in North San Diego County for December 2015 decreased 8.3 percent compared to the previous year, but pending sales rose and inventory decreased.

• The median days on market for North San Diego County properties decreased 18 percent compared to the previous December.

• The supply of inventory for all properties in North San Diego County decreased by 35.7 percent to 1.8 months in December 2015, a drop of a full month compared to December 2014.


Full County Summary

• The median price for detached homes in San Diego County was $539,000 in December 2015, equaling November’s numbers, but up 8.89 percent from December 2014.

• The median price for attached homes in San Diego County was $359,750 in December 2015, up 10.35 percent from December 2014.

• The total sales volume for detached homes decreased by 2.26 percent in December compared to the previous year, but increased by 9.52 percent for attached homes.
