San Diego County Housing Market Report September 2015

HomeDex housing market reportAfter an exceptionally hot summer of home sales, the San Diego County housing market report for August cooled a little. North County prices for all property types dropped 1.4 percent compared to July, but still saw a sustainable 3.8 percent rise over the previous year.

But even with August’s cooling, the North San Diego County market remains pretty hot. In addition to the continued year-over price increases, there were increases in both closed and pending sales compared to the previous year. We also saw both a month-over and year-over decrease in the supply of available homes.

North County Summary

• The median price for all North County home sales, all property types, was $534,750 in August 2015, compared to $515,000 reported in August 2014.

• The median price for detached homes in North County was $609,950 in August 2015 compared to $587,000 reported in August 2014.

• The year-over median single family detached price in North San Diego County increased 3.9 percent.

• The number of sold units in North San Diego County for August 2015 was 1,346 units, an increase of 9.6 percent compared to August 2014.

• The median days on market for North San Diego County SFD homes sold decreased to 37 days in August, compared to 44 days in August 2014.

• The month’s supply of inventory for SFD homes in North San Diego County decreased to 3.1 months in August, compared to 4.3 percent in August 2014.
