HomeDex housing market reportThis month’s San Diego County Housing Market Report shows continued price gains and tight inventory in the North County and San Diego County real estate markets.

Those continued price gains and our shortage of homes for sale are making news. Zillow ranked San Diego as one of three markets with the biggest decrease in supply of for-sale homes in July, and our markets are making realtor.com’s “hot” lists nationwide.

North County Summary

• The median price for all North County home sales, attached and detached, increased to $549,000 in July 2015, compared to $541,000 reported in June 2015.

• Median price for detached homes in North County increased 1.63 percent to $625,000 in July 2015 compared to $615,000 reported in June 2015.

• Year-over median SFD price in North San Diego County increased 3.73 percent compared to $602,000 reported in July 2014.

• The number of sold units in North San Diego County for July 2015 was 1,139 units, an increase of 0.18 percent compared to June 2015.

• Median days on market for North San Diego County SFD homes sold increased to 18 days in July, compared to 17 days in June 2015.

• The HomeDex affordability percentage for all homes in North San Diego County decreased to 31 percent in July compared to 32 percent in June 2015.

Full County Summary

• The median price for all San Diego County sales, attached and detached, decreased to $482,500 in July 2015, compared to $485,000 reported in June 2015.

• The median price for a single-family detached (SFD) home in San Diego County increased 1.08 percent to $554,950 in July 2015, compared to $549,000 reported in June 2015.

• Year-over median SFD home price in San Diego County increased 6.72 percent compared to $520,000 reported in July 2014.

• The number of sold SFD units throughout San Diego County in July 2015 was 2,317, a decrease of 1.99 percent compared to June 2015.

• Median days on market for SFD homes in July for San Diego Metro was 14 days, 14 days for South County, and 14 days for East County.

• The HomeDex affordability percentage in July 2015 for a SFD home in San Diego Metro was 29 percent, South County was at 38 percent, and East County was at 43 percent.
